Proposed Projects

The Proposed ferry terminal which people can travel to New
York City
Alexander Street - The City expects that between 1,600 to
2,000 homes and some retail space will be built on this 51
acre site, that includes the former ATI Tank Farm. Most of
the community will be for sale, condominiums and town
houses. Approximately 2 percent to 25 percent of the
development will include market rate rental units.
Greyston Foundation - is a Yonkers based not for
profit organization. Greyston has built their new Bakery
located at Alexander Street. Greyston this state of the art
bakery is an establishment that we are proud to have in our
community.

British architect Will Alsop, according to
Architectural Record, "hopes to transform a long-unused
power plant along the Hudson River in Yonkers, New York,
into a sweeping residential complex featuring a museum,
restaurant, and park."
The hulking 80,000-square-foot power plant will lose its
two smokestacks and gain a large residential tower. A
third of the 400 units will be luxury condos and the rest
rentals, with some reserved for low-income residents... The
$250 million project also calls for adding a contemporary
art museum, located in a former switch-house, and a new
apartment structure, nicknamed the “magic tower,”
with a boxy upper portion balanced on tentacle-like
stilts.

This site is a 1.05-acre
parcel located at the intersection of Main Street and
Hawthorne Avenue, across from the Gazette Building. The
design concept includes ground floor retail with office
space and live/work rental lofts with support parking on the
upper levels. Main Street Lofts, LLC
has secured final approvals by the planning board and a
ground breaking was held in April 2005 for the 171
residential rental units with 12,000 square feet of ground
level retail. The project's location is close to the
Yonkers Metro-North Railroad Station and the Hudson River

A private developer converted
an abandoned building into eight live/work rental lofts
with first floor retail. The lofts are located on North
Broadway, just north of Getty Square. The lofts are
approximately 1,800 square feet and are fully occupied.
The ground floor retail space is
occupied by ScriptX, a full service pharmacy.
Hudson Park - Is now open it is the home to 262
new Yonkers residents. In additional visit and dine at the
Pier View Restaurant located at the Pier.

Station Plaza - Homes for America Holdings will open in
June 2005, their first tenant will be CitiBank! The 70,000-square-foot
office-retail building is located at 86 Main Street.
Trolley Barn - Joni Management is now renting apartments
at the old
Trolley Barn, this building consist of 40 live-work lofts plus on-street
retail-restaurant space. Joe Speizo's portfolio includes the 8-unit
Mercantile Loft building (12-14 North Broadway), the
office-restaurant Gazette building (55 Main St.), as well as
office-retail 45 South Broadway, a class B building that
filled 85 percent of its space within a year of its
renovation.
iPark - Formally the home of Otis Elevator and more
recently the Port Authority of NY/NJ, this facility was
recently acquired by iPark, Yonkers, a Greenwich, CT, based
company. Tenants include Kawaski Rail Car, Mercy College,
and iCafe. Yonkers is in the process of seeking approval to
construct an 80,000 square foot office complex and a 1,200
space car garage.
i.park Parking and Office Building -
This project includes the construction of a four
level 1,200 car parking structure with a eight-story 150,000
square foot office building.
The design proposed will compliment the design of the newly
completed Board of Education and Yonkers Public Library
building located at One Larkin Center

The Beczak Environmental Education
Center is the only environmental center in all of
Westchester County and has its own beach and tidal
wetlands for hands on study opportunities.
The Beczak Center was named after
Joe Beczak, a Yonkers native and Hudson River
enthusiast, and is located in downtown Yonkers, just steps
away from Yonkers Metro North train station.
The mission of the Beczak
Environmental Education Center is to provide hands-on
educational workshops about the ecological, cultural and
historic aspects of the unique Hudson River estuary. School
visits and workshops are available from Monday to Friday.
nValley Technology Center - This 116,000 square foot
former Purdue Fredrick building was acquired by the Yonkers
Industrial Development Agency (YIDA) in 2001. The YIDA has
leased the facility to Alfred Weissman Real Estate. Alfred
Weissman Real Estate are currently redeveloping the
facility. Located in the former Alexander Smith Carpet
Mills, this redevelopment is the first of its kind in
decades. Future tenants will include Yonkers Empowerment
Zone Administrative offices, Empire State Administrative
offices, a high-technology incubator, bio-technology
facility, financial, accounting and legal offices.
A. Tarricone Incorporated(ATI) -
Located on the Waterfront on Alexander Street
this former petroleum dealer and small tank farm was
recently purchased by the Yonkers Industrial Development
Agency. Given the commercial land-use as a tank farm and
petroleum distribution center, it is speculated that
surface, soil and groundwater contamination may exist on the
site and adjacent properties. The New York State Department
of Environmental and Conservation has been enlisted to
assist in cleanup and remediation.

This
new five-star restaurant, being developed by noted chef
Peter X. Kelly
(a Yonkers resident) is being constructed on the second
floor of the City's historic Victorian Pier. It will
feature 240 seats and promises to be an unrivaled dining
experience with panoramic views of the Palisades and the
lower Hudson Valley. In addition to the restaurant, a
custard stand will be constructed on the first level to
serve commuter visitors to the Pier as well as people
utilizing the Esplanade Park and ferry service.

One Larkin Center -
The Home of our Yonkers Public Library
and Yonkers Board of Education. This assess $81 million
building will be refinance and purchased by the City of
Yonkers.

A centrally located four-acre
plot of land at the intersection of Ashburton and Nepperhan
Avenues will be developed under a proposed plan submitted to
the City of Yonkers by the St. Joseph Community Housing
Corporation. Support from the State Affordable Housing
Corporation, Westchester County, and the City of Yonkers are
making it possible to provide affordable homes. The housing
development, formerly known as Yonkers Green, will be known
as Fr. Pat Carroll’s Green
.
Hudson Scenic Studio, Inc. - Company
relocated to the City of Yonkers in 2000. Hudson Scenic
Studios Inc. is one of the largest full service production
and scenic fabrication companies serving the professional
entertainment community.
This site was recently purchased by Homes of America, we are
looking to see good things come out of this development.

Westchester County Department of Social Services

The
Actors Federal Credit Union,
representing its NYC acting community membership, has
purchased an abandoned building on Hudson Street just west
of Riverdale Avenue

The City's Hudson River Esplanade Park
offers a continuous riverwalk with magnificent views of the
Palisades and New York City’s skyline. Amenities include a
performing arts amphitheater, lookout point, the historic
Yonkers Recreational Pier, and the
Sculpture Meadow on the Hudson. The meadow located
at the parks southern boundary includes a September
11th Memorial Garden and Patriot's Park.
The Park represents the initial section of proposed
4.5-miles of riverwalk stretching from the Bronx to Hastings
encompassing the entire waterfront within the City of
Yonkers.
| The New Yonkers Train
Station |

Metro-North
initiated a $43 million dollar renovation project for the
refurbishing of the Yonkers Train Station, and its
related infrastructure. The other three train stations in
Yonkers are included in the renovations as well.
Approximately $35.5 million of the funding was dedicated to
refurbishing the Yonkers Train Station.
Metro-North has constructed a new park adjacent to the
station, in partnership with the City of Yonkers. This park
features the Ella Fitzgerald bronze statue by Vinnie
Bagwell. This station, built in the late 1800’s, were
designed by the architects Warren and Wetmore, the same
architects that designed Manhattan’s Grand Central Station.
Philipse Manor Hall - On July 29th, Ira
Goldman, President of the Friends of Philipse Manor Hall,
signed contracts with Remco of New York City, specialists in
historic rehabilitation with special divisions dealing with
marble and metal restoration.
The Gateway Lofts,
located at the corner of
Main Street and
Riverdale Avenue, were
developed by a private developer as a mixed-use building
with approximately 4,000 square feet of retail space on the
first floor. The upper floors consist of 20 spacious
live/work rental units. The two existing
turn-of-the-century building were restored and a newly
constructed in-fill building was created to make one overall
development.

murals on the east side of the building

The
Greyston Bakery has open one locations in the downtown
waterfront area.

Croton Heights the first phase of Hope VI

This site is a 1.05-acre
parcel located at the intersection of Main Street and
Hawthorne Avenue, across from the Gazette Building. The
design concept includes ground floor retail with office
space and live/work rental lofts with support parking on the
upper levels.

Renovations
are being done at 47 Riverdale, 34 Prospect and 50 Hawthorne
Micky's Located at the
Yonkers Pier.

Philipsburgh
Performing Arts Center

The Millennium Tower project is the construction of a
79-unit apartment building on 1077 Warburton Avenue. The $12
million project will add additional housing overlooking the
Hudson River and create 5 new jobs.
Construction of a nursing home by St. John's Riverside
Hospital. Michael Malotz Skilled Nursing Pavilion houses 120
beds and offers a variety of medical, rehabilitation,
dietary, therapeutic recreation.
Construction of new 110 parking garage.
St. Joseph's is a 194 inpatient bed acute general,
medical/surgical and acute psychiatric facility with
associated Emergency Department and various Ambulatory Care
Programs.

Hope IV The Municipal Housing Authority for
the City of Yonkers will receive a HOPE VI Revitalization
grant in the amount of $20,000,000 which will enable the
Housing Authority to revitalize the Mulford Gardens public
housing development. The plan will reconfigure the site and
develop new housing that will utilize traditional
architectural and landscape features of residential
neighborhoods.
